Sue Evans-Avlonitis has been working for clients and solicitors for the last fifteen

We work mainly for solicitors as executors or their clients as executors
and or beneficiaries throughout East Anglia (Essex, Suffolk, Norfolk,
Hertfordshire and Cambridgeshire) and the London region and we also work
with several London Boroughs.
We have previously worked on Estates from the market and probate valuation
to later sorting and selling the residual house contents of properties as
far away as Bath and Cheltenham, and houses in Surrey and Sussex.

Inventory and Market Valuation for Tax Purposes
Once instructions have been received you can be assured of a prompt,
confidential and accurate service.
Inventory and Market Valuation for Beneficiary and Estate Family Division
This valuation is essential to ensure that equal division is achieved
between all beneficiaries and family members and this document confirms an
Estate Division and is suitable to be used to form part of the Estate
Accounts.
Verbal Valuation
It’s a prudent professional who ensures that the contents of any property
are not valuable. For a small fee we will visit a property and verbally
confirm the value of the contents with a follow up single amount letter.
Quite often it is the scruffiest of places that yield value which is not
obvious unless you know what you are looking at.
Will Advice Valuation
If you have a client who has substantial chattels and needs to be able to
fairly distribute these chattels within their immediate family then in
order to do this it is often wise to have an Inventory and Market
Valuation done to prepare for this to happen when making a Will.
Act as an Arbitrator for Disputes
In case of dispute or family division where there is either animosity or a
difference of opinion or where the division of a family trust is needed.
Charity Valuation
When an Estate is bequeathed to a single or several Charities every
Charity involved will want to know the value of the contents. We offer a
quick and prompt service to enable the Executor to account to these
charitable beneficiaries.
Divorce Valuation
To ensure that everything is settled amicably and seen to be fair. There
is a big difference from the market value put on house contents – which is
the right amount to deal with in this instance – and the value for
insurance.

decision making process and to keep them fully informed particularly if

When you are search and sorting out the house contents it is extraordinary
what you will find. We ensure that all documentation, family photographs,
bills, hidden money, and hidden jewellery, are all found and accounted to
the Estate. Until everything is cleared away you often can’t see what is
there!
Everything is boxed up and sold where possible. Everything sold and
whatever can’t be sold is donated to charity. All the sale cheques are
issued to the Estate with the sale documentation to ensure total
accountability.
We ensure that the contents of barns, outhouses, sheds, garages, cellars,
lofts and attics are not overlooked.
We sell everything where it will sell best. It is not good advice to sell
for example a good piece of early Worcester Porcelain for £450.00 at the
same place you would sell a box of kitchenware for £10.00!
Complete Sale of Residual Contents on Behalf of a Receiver/Power of
Attorney
When an elderly person moves into either Sheltered Accommodation or
Residential Care it is essential that this is handled sympathetically and
professionally and when this happens all the residual contents are sold
(as above) and again everything is accounted and documented for the
family.

Purposes
A valuation may be needed for tax purposes in accordance with the
Inheritance Tax Act 1984 or a valuation simply to ensure that
beneficiaries can divide inherited assets fairly.
Will Advice Valuation
To ensure equal financial distribution for a new or proposed Will before
the final signature to ensure that beneficiaries are treated equally. If
you don’t have a valuation you don’t know how to be fair to your family.

This is based on replacement values and the cost of having to replace
items either stolen or lost in fire or flood damage. An inventory is
prepared and photographs taken of all items that need to be specifically
listed for the correct insurance documentation.

We handle the complete sale of residual contents of properties whether it
is from a large country house, a small cottage or a flat with full
documentation and accountability. We ensure nothing is overlooked and
whenever necessary all items are photographs (video or camera) in situ and
an inventory prepared if necessary.
We sell everything in your name and the resulting sale cheques are made
payable to you. You can then see the description of each item sold and how
much it fetched, when and where. We then charge our fees later.
Our full service involves searching, sorting and selling all residual
contents from the house and grounds on our client’s behalf. Everything is
boxed up and sold. Everything! We ensure all documentation, family
photographs, hidden money, hidden jewellery, is found and accounted to our
clients.
We ensure that the contents of barns, sheds, garages, cellars and attics
are not overlooked.
Our most important find to date was found in a garage and sold for
£64,000.00 and had been unrecognised for many years. Whenever necessary
all items are photographed in situ and an inventory prepared.
Fine Art and Antiques as well as collections and important works of art
are sold through international, national, and specialist auction houses
and also through regional and local salerooms.
We sell everything where it will sell best. It is obviously not good
enough for an important work of art or an item of high value to be sold at
the same place as a table and chairs worth £60.00 and specialist
collections need to be sold at specialist auctions.
We also take care of the end bits and pieces by disposing of smelly
cookers, day to day kitchenware, and all those unwanted items. Remember
ten boxes of kitchenware selling at £10.00 each comes to £100.00 and it is
surprising how quickly these amounts add up. Donations are also made to
charity shops.
Everything is professionally dealt with and accounted for with full
documentation.
Overseas Executors and Beneficiaries
It is very difficult dealing with an Estate if you live in another
country. We are often instructed by clients who live abroad who can only
find the time to visit the UK to deal with matters once or twice. There
are also occasions where no-one can visit the UK (due to time and
distance) and then it becomes more important to have someone to act on
your behalf.
We provide the necessary help and advice from the initial inventory to the
final sale of the final item that families decide to sell and not to keep.
Full documentation and photographs are taken to help that decision.
Constant contact is made throughout the full process and full
accountability is made to our clients.
Arrangements are made to store items if clients are undecided what to do
and arrangements are also made for shipping to their home country and the
whole process is overseen with care and dedication to ensure that
everything goes smoothly.
